"Doncaster Waterfront is set to become a bold new city-centre destination – a place where people can live, work, learn, and thrive in a digitally connected environment. By blending world-class creative and digital infrastructure with sustainable design and vibrant public spaces, the scheme will support economic growth, cultural identity, and long-term opportunity for Doncaster and the wider region"

"Doncaster Waterfront has been earmarked as a site for development and investment into Doncaster. It is a site with a huge amount of potential – especially as it is part of one of the biggest brownfield sites in an urban centre in the North of England. The development of Doncaster Waterfront will support the wider regeneration of our city centre."

In the heart of the city, Doncaster Waterfront is set to transform one of the UK’s last major city-centre brownfield sites into a landmark mixed-use destination. This 31-acre development will be delivered in phases, aligning with market demand and designed to create a vibrant, future-facing urban community. With strong support from the City of Doncaster Council, the project reflects shared ambitions for inclusive growth and innovation. The first phase will establish a powerful foundation for economic, cultural, and social renewal, incorporating:
Digital Production and Innovation Hub:
Purpose-built facilities will house state-of-the-art film, television and digital content studios, complemented by creative workspace and a centre for learning in digital media. These assets will anchor a new creative industries cluster and help position Doncaster as a national centre for digital production.
Flexible Entertainment and Cultural Space:
At the heart of the development will be a flexible entertainment and cultural offer designed to animate the waterfront throughout the year. This will include indoor and outdoor venues for immersive exhibitions, performances, screenings, and public events. A new digital plaza, equipped with large-scale display technology and interactive infrastructure, will serve as a focal point for community gatherings and cultural programming, creating a dynamic environment that celebrates innovation, creativity, and local identity.
Residential Living by the Waterfront:
The site will provide a range of high-quality homes, including apartments for open market sale, affordable housing, co-living units, and accommodation tailored for veterans and supported living. Buildings will be low- to mid-rise and oriented to maximise views, daylight, and access to green space.
Hotel and Hospitality Offer:
A waterside aparthotel and a luxury hotel will frame the waterfront and cater to a range of visitors. These will support inward investment, tourism, and the wider event and leisure offer at the heart of the scheme.
Inland Marina and Community Heart:
A 90-berth inland marina will become a distinctive feature of the site, offering visual identity and lifestyle value. It will be surrounded by mixed-use commercial spaces, cafes, and independent retailers, creating a lively hub and contributing to the local economy.

GREEN & BLUE SPACES & HERITAGE INTEGRATION

Sustainability will be a commitment woven into the very fabric of our proposals for the Doncaster waterfront. This will be supported by a balance of green spaces across the landscape and linked thoughtfully to the blue spaces existing on the waterfront, offering an aesthetic beauty and space for residents to connect with nature.
Doncaster’s history and connectivity with the existing urban vernacular will be reflected in aspects of the development, helping to create a seamless blend of the old and the new.

PARTNERSHIP WITH LOCAL EXPERTISE

Doncaster Waterfront has brought together a trusted team of consultants, designers, and delivery specialists with deep roots in the region and a shared commitment to its future.
While many of our partners are based locally and bring valuable insight into the site’s context and opportunities, others offer national and international experience in delivering transformative regeneration schemes across the UK and beyond.
With the active support of City of Doncaster Council, regional stakeholders, and the wider community, we are collectively committed to creating a place that reflects local character, supports long-term economic growth, and meets the evolving needs of 21st-century living, learning, and working.

LOOKING BEYOND THE BUILD

As we embark on this journey, our vision reaches far beyond the construction of buildings. The Doncaster Waterfront will become a living, breathing ecosystem — a place where people live, learn, create, and connect. It will be a catalyst for digital innovation, cultural expression, and inclusive economic growth. Rooted in sustainability and shaped by local ambition, this development is more than regeneration; it’s a commitment to building a resilient, future-ready community for generations to come.

ECONOMIC IMPACT

The Doncaster Waterfront scheme is set to play a pivotal role in reshaping the economic future of the city and wider region. By bringing forward a diverse mix of uses – from film and TV production studios, learning and skills facilities, and next-generation residential, to hospitality, commercial spaces, and an inland marina – the development is designed to attract long-term investment, create jobs, and broaden the city’s economic base.
This regeneration will support new employment pathways and career opportunities across the creative, digital, and hospitality sectors. Working in partnership with local colleges, universities, and training providers, the scheme will create direct routes into education, upskilling, and employment for Doncaster residents.
Crucially, the Waterfront will operate as an interconnected ecosystem – a place where people can live, work, learn, and unwind – sustaining both day and night-time economies. Its appeal to future occupiers, visitors, and investors will reinforce Doncaster’s role as a forward-thinking, inclusive and economically resilient city.

TRANSFORMATIONAL ASSETS

At the heart of the Doncaster Waterfront scheme are a series of transformational assets – catalytic facilities identified by the City of Doncaster Council as key to reshaping the city’s future economy and cultural landscape.
TV & Digital Content Production Studios
Purpose-built, state-of-the-art facilities will provide a base for television, film, gaming, and virtual production. These studios will support the UK’s high-growth screen industries while creating opportunities for employment, education, and business development in Doncaster. With sector-leading technical capability, they will attract global creative talent while nurturing local skills.
Digital Auditorium
This immersive, flexible venue will offer a unique platform for performance, e-sports, screenings, digital exhibitions, and conferences. Using next-generation AV and spatial technologies, the auditorium will act as a cultural and commercial anchor – adaptable for entertainment, learning, and enterprise – and designed to connect local communities to global audiences.
Data Centre
A critical piece of future infrastructure, the scheme will include a next-generation data centre to serve the rising demand for digital services and storage. Designed with sustainability in mind, it will incorporate low-energy systems and renewable energy sources, supporting both the development’s needs and Doncaster’s broader ambition to lead in green growth.
Together, these three transformational assets will be seamlessly integrated into a smart, connected environment – where infrastructure, public spaces, and services are shaped by real-time data, low-carbon design, and digital interactivity.
From energy use and transport planning to learning and leisure, the Doncaster Waterfront will exemplify the principles of sustainable urban development – creating a place where creativity, innovation, and community thrive.

A DIFFERENT APPROACH

At Doncaster Waterfront, we believe regeneration must do more than revive land — it must prepare people and places for the future.
As the world transitions deeper into a digital age, the way we live, work, learn, and connect is evolving. This project responds directly to that change. It is designed to help equip Doncaster – and its residents – for the opportunities of tomorrow by embedding digital thinking into the fabric of the city. From education and training to jobs, culture, and community life, this is about enabling inclusive access to the tools and experiences of the modern world.
We are taking a different approach to delivery. One grounded in collaboration, local knowledge, and a strong relationship with the City of Doncaster Council. As lead developer, our role is to coordinate the masterplan, manage planning, and curate partnerships with expert operators to deliver the transformational spaces within the site.
We are investing time, resource, and expertise up front – at our own risk – to ensure the project moves forward with the momentum and quality it deserves. Each part of the development will be shaped by clear purpose and long-term thinking, helping to foster a vibrant, mixed-use community and a resilient economic ecosystem.
Doncaster Waterfront is more than a regeneration scheme. It is a platform for future generations – and a bold step forward in the digital transformation of place.
